PROPERTY SERVICES

KeyPoint Partners will provide the services necessary to maintain the common areas of Wayside Commons in an attractive and clean condition throughout the seasons of New England.

KeyPoint Partners endeavors to contract with professional service providers who specialize in their area of service but who are also oriented to providing excellent customer service to enhance the retail environment at Wayside Commons.

To ensure that Wayside Commons is accessible and enjoyable to the customers and employees who frequent the property, we have the following services in place at the property.

PORTER SERVICE

Monday through Sunday 12:00 noon – 4:00 pm

The porter is primarily responsible for the supplemental housekeeping and light maintenance of the common areas of the shopping center including the sidewalks, handrails, rubbish receptacles, and oversight within the parking and service lanes.

If you observe conditions at the common areas that the management staff should be aware of, for example, spills, icy sidewalks, or overflowing trash cans, please contact us at your earliest convenience.

Porter hours may be altered for seasonal or promotional requirements.

Merchants may request porter services within their store for a supplemental charge.

Please contact the Property Manager for all porter requests.

MAINTENANCE

KeyPoint Partners contracts with several professional service companies who can provide all levels of maintenance required at the center. At an additional expense, these companies can also provide assistance to Merchants for cleaning rubbish totes, washing windows, catastrophe assistance, and trade services such as plumbing, electrical, and general repair service. Please contact the Property Manager for contact information.

RUBBISH REMOVAL

Containers for waste and cardboard removal are available at the pad sites shown on the site layout shown in Exhibit C.

Each merchant will be assigned a passcode for access to the containers. Rubbish is to be stored within your premises until taken for collection at the containers. Porter service, at a supplemental expense, is available to take the rubbish to the containers or to wash your collection totes.

UTILITY ROOMS & ROOF ACCESS

Utility rooms which contain electrical panels, sprinkler mains, and roof access will be locked and require Management escort. Please contact the Property Manager a minimum of 24-hours in advance to ensure someone will be available at the time you require.

MAIL FACILITIES

Mail will be delivered directly to each of your stores. Outgoing mail can be picked up at that time.

STORE LOCKS

Please note that each Merchant is responsible for changing the locks at their doors upon move-in. Neither Wayside Commons Management nor service providers will have need for copies of your store key. It is recommended that locks be changed periodically, especially after a change in store management.

The fire prevention officer with the Town of Burlington may request a copy of your key for their lockbox located on the exterior of the building. This lockbox is accessible only by use of a proprietary key with the Fire Department in the event of an emergency.

POLICE ASSISTANCE

The Town of Burlington Police Department should be contacted to assist customers and Merchants with accidents, lost children, theft, etc. It is helpful that accidents or incidents in the common areas of the center, such as the parking lot and sidewalks are reported to the Property Manager.
